How to Add Value to Your Home Before You Sell

Over the years I've worked on a lot of pre-sale renovations, and I've seen what makes a difference and what doesn't. If you're thinking of selling and wondering where to put your energy, here's my honest take.

The kitchen and bathroom still do the heavy lifting

Buyers make emotional decisions, and kitchens and bathrooms are where those decisions happen. They don't need to be high-end, they need to feel clean, modern, and well-finished. A tired bathroom with dated tiles and a worn vanity can put buyers off even when everything else is solid. A refreshed one with new tiles, a tidy vanity and updated fixtures can change the feel of the whole house.

You don't always need a full renovation. Sometimes a cosmetic refresh is enough to shift the perception significantly, and that's a conversation worth having before you commit to a full reno budget.

First impressions count, outdoor spaces matter

The outside of your home is the first thing buyers see, in person and in photos. A well-built deck, tidy paving, and a generally well-presented outdoor area signals that the home has been looked after. In the Bay of Plenty, outdoor living space is a genuine selling point, buyers expect it and value it.

A tired or unsafe deck, on the other hand, is a negotiating tool for buyers. Better to have it sorted before you go to market.

Fix the things that flag on a building inspection

Deferred maintenance, cracked gib, damaged linings, windows that don't close properly might seem minor, but they raise questions in buyers' minds about what else might have been neglected. Getting those things sorted before you list is often money very well spent.

What I'd hold off on

Highly personalised work like bespoke fitouts, very specific design choices, or large-scale projects with a long payback period can actually complicate a sale rather than help it. If you're doing it for yourself, great. If you're doing it purely to add value before selling, talk to your agent first and then come and talk to me.
