How Much Does a Renovation Really Cost? A Builder's Honest Take

If you've ever tried to Google "how much does a renovation cost in NZ," you'll know how unsatisfying the results are. Vague ranges, disclaimers, and not much you can actually use. I'm not going to pretend I can give you a magic number either,m because the truth is, no builder honestly can. What I can do is be straight with you about how it all works.

Why there's no simple answer

Every home is different. The age of the house, the condition of what's already there, the materials you choose, the size of the space, and what you want to achieve, all of it affects the final figure. A bathroom renovation in a brand new home is a completely different job to the same project in a 1970s house with unexpected plumbing behind the walls.

That's not me making excuses. It's just the reality of building work, and any tradesperson who quotes you a firm price without properly assessing the job is either guessing or leaving themselves room to add costs later. Neither is good for you.

Working to a budget

Here's what I genuinely believe: most projects can be shaped around a budget, within reason. If you come to me with a clear sense of what you're able to spend, I'll be straight with you about what's achievable, where you can save, and where it's worth spending a bit more. There's almost always a way to get a great result without blowing the budget, if you plan it properly from the start.

Sometimes that means choosing a different material. Sometimes it means staging the work, doing the most important parts now and coming back for the rest later. I'd rather have that honest conversation at the beginning than have you feel uncomfortable halfway through a job.

What I won't do

I won't underquote to win the job and hit you with extras later. I won't recommend work that isn't necessary. And I won't go quiet on you when something unexpected comes up, because in renovation work, it sometimes does. If we open a wall and find something that changes the picture, I'll tell you straight away, explain what it means, and we'll work out the best path forward together.

That's just how I think building work should be done.
